Full Management, Let Only & Rent Collection
We are able to offer the following services:
- Manage individual properties and portfolios of commercial, industrial and retail property investments, also containing residential elements
- Advise on investment acquisition, performance and disposal
- Act for both landlords and tenant, but always avoiding conflicts of interest
Day to day management
For a set management fee we will:
- Collect rent and manage rent arrears
- Hold clients money where applicable
- Arrange for the provision of services and routine maintenance
- Pay contractors from clients money
- Apportion and collect service charges
- Forward balances to clients after deductions
- Inspect properties periodically to check compliance with lease covenants and report to clients
- Advise on action for breach of covenant
Let Only Service
A service for the landlord who is happy to manage the property on a day to day basis, but requires assistance with the process, from marketing and advertising, to drawing up of all legal paperwork and documentation. This is done for a one off set fee.
Rent Collection Service
This service is an amalgamation of both the management and let only service. (A best of both worlds if you will for the maintenance minded landlord.) We will set up the tenancy and thereafter collect the rental monies on a monthly basis and transfer to your nominated account. The landlord will oversee the day to day management and repairs aspect of the tenancy, but Mackenzie Kerr Properties will deal with the financial side and any issues which may arise with late rent payments and arrears.
